closing and the seller claims they have completed
all the repairs you had requested to be done. How
do you know if the repairs were done and done properly?
Homefirst will verify that these repairs have been
completed AT *NO EXTRA CHARGE* As a part of our service,
we offer this to our customers because we know that
many buyers will not or cannot go into an attic,
or on a roof, etc. to verify these repairs.
We also off pre-closing inspections for those out

and offices, multi-family/offices, etc. We conduct observations
of the site, structure, roof, building envelope, interior
elements, and the mechanical and electrical systems
of the subject property. Our property condition reports
(PCR) are completed utilizing the baseline standard
for commercial inspections and property condition assessments
(PCA) from the American Society for Testing and Materials
ASTM E 2018.

WDO Inspections
A
Wood Destroying Organism (WDO) Inspection is an inspection
on a home for visible and accessible evidence of an
infestation or damage by wood destroying organisms.
A WDO report is also commonly called a "Termite
Inspection".
Whenever
an inspection for wood-destroying organisms is made
for purposes of a real estate transfer, or a fee is
charged, or if a written report is requested, it must
be reported using a State required form, sometimes referred
to as Form 1145 because of the old form number, as mandated
by Florida Law. (Chapter 482.226, Florida Statutes and
Chapter 5E-14.142(2)(c), Florida Administrative Code.).

4-Point Insurance Inspection (FREE
with Home Inspection)
A
Four Point Inspection covers the four main systems (Roof,
Heating, Plumbing, Electrical). In general insurance
companies require these systems to be in generally good
working condition and fulfilling their intended function.
If the home is an older home the insurance companies
want to see that the systems have been updated. In most
cases, the forms are provided by the insurance companies

offers home buyers a FREE insurance inspection ($125.00+
value) when purchasing a Standard or Technically Exhaustive
home inspection. Did you know that many
insurance companies require a Four Point (insurance)
inspection on homes older than 20 years old?
Many times, all that is needed is a Roof inspection.
HomeFirst has its own form that complies with most insurance
company requirements but the home buyer should verify
these requirements. Just let us know prior to your home
inspection so we can bring the appropriate paperwork.

EIFS (artificial stucco) Inspection
Exterior Insulation and Finish Systems (EIFS) are multi-layered
exterior wall systems that are used on both commercial
buildings and homes. EIFS were introduced in the U.S.
almost 30 years ago and were first used on commercial
buildings and then later on homes.
The
potential problem with EIFS is that moisture can get
trapped behind the highly water resistant material with
no way out. This can cause the framing to rot and foster
the growth of mold between the exterior and interior
walls. Damp and rotting wood is also a prime target
